Land Monetisation Crosses 9,000 Crore
The National Land Monetisation Corporation (NLMC) has monetised land assets worth about Rs 9,000 crore so far in the current financial year, FY27. The entity operates under the Department of Public Enterprises, which functions within the finance ministry's administrative ambit. Beyond the completed transactions, NLMC holds a further pipeline of land belonging to public sector undertakings, valued at roughly Rs 4,000-5,000 crore. These parcels are at different stages of processing, which means they represent potential transactions rather than concluded deals. Separately, three private developers — Godrej, Omaxe and M3M — are reported to be evaluating a Delhi land parcel belonging to HIL, valued at about Rs 829 crore.
Why It Matters For Businesses
For companies engaged in real estate, construction and infrastructure, the NLMC pipeline is a signal that surplus land held by central public sector enterprises will continue to enter the market in tranches. Bidders should expect sale processes routed through a government-controlled entity rather than direct PSU disposals, which changes the documentation, timelines and approval chain. For PSUs, monetisation of idle land can free up capital and improve balance sheets, though the accounting treatment of such sales, including capital gains implications, will depend on the nature of the transaction and the entity's tax status. Buyers will also need to assess title clarity, encumbrances, leasehold versus freehold status, and any conditions attached to the land use. The HIL parcel in Delhi is a case in point: a listed PSU asset attracting private developer interest, where the eventual structure of the sale will determine stamp duty incidence, registration requirements and GST treatment.
